How long does a home inspection take?
Most inspections take between 2–4 hours depending on the size and condition of the home. Larger or older homes may take longer to ensure nothing is missed.
How soon will I get my report?
We deliver digital reports within 24 hours—often the same day.
What’s included in a home inspection?
We inspect all major systems, including the roof, electrical, plumbing, HVAC, structural components, and more. Optional add-ons include sewer scope, air quality testing, and wind mitigation reports.
Do you perform inspections on barrier islands like Siesta Key and Longboat Key?
Absolutely. We specialize in coastal properties and understand the unique factors and permitting challenges in those areas.

Are you licensed and insured?
Yes, KMI is a state-certified building contractor with full licensing and insurance for both residential and commercial construction in Florida.
Do you handle permitting?
Yes. We manage the entire permitting process for projects in Sarasota County, Manatee County, and all surrounding municipalities—including Longboat Key, Holmes Beach, and Anna Maria.
Can you help with FEMA 50% rule compliance?
We’re very familiar with FEMA regulations and frequently help clients navigate the 50% rule for remodels and additions in flood zones.
Do you offer custom home building?
Yes! We offer ground-up builds, additions, and large-scale renovations. We work closely with you from planning to completion.
Mold Remediation & Restoration
How do I know if I have mold?
If you notice musty odors, unexplained allergies, or water damage, it’s best to schedule an air quality or mold assessment. We use professional tools to detect mold—even when it’s not visible.
Are you certified to perform mold remediation?
Yes. We are state-licensed mold assessors and remediators, trained to safely remove mold and restore your home.
Will you rebuild the affected area after mold removal?
Yes—we don’t just remove mold, we fully restore the area. That includes drywall replacement, painting, and structural repairs if needed.
How long does mold remediation take?
Most remediation jobs take between 3–7 days depending on the size and severity of the issue.
